project is currently with the architects to complete concept plans and
information relating to submission to council for Planning Approval.
Next mile stone: Planning Approval due 6 June 2008 (Pending council processing)

- Revision number 3, we are 99%. Small changes to the front windows and we are home.

Introduction:
The initial proposal was for a 1000 sq.m site located in Ormond Ave Daw Park.
The
site is superbly located in Daw Park. The site well located on tree
lined Ormond Ave, which is 500 meters to the main arterial road
(Goodwood Rd) public transport, supermarkets, takeaway shops and cafes.
The
development was zoned 'residential plains' which allowed for the block
to cut down the middle and semi detached dwelling to be built. This design takes advantage of the highest and best use for the site.
The sales prices proposed are competitive in today’s market with several good
comparisons achieved in other developments.
Proposed Design Concept:
Energy Architecture were engaged as architects for this project.
The
design brief set out to Energy Architecture was for two semi-detached
dwellings. Energy efficiency via passive solar design being the main
driver. Followed by thermal mass being provided for in the external
walls.
Additionally
the design brief included provision for 3 bedrooms, 2 bathrooms, 2
living areas (or one and study), open plan living & kitchen area to
courtyard, and a double garage.
This
product will set it apart from all other developments in the region and
provide for significantly reduced energy and water consumption (target
reduction of 40% from standard housing)

Double
garage with built form of a studio on top. The dwelling is not 2 storey
throughout, rather only here. This design came out of a desire to
prevent the house looking like a garage with a door, but instead an
attractive built form.
Additionally the houses are
articulated, with one dwelling set back further then the other. This
also breaks to mass fronting to the street and adds some character to
the frontage. This also provides for a private space to the rear for
each dwelling.

The
flat roof design is to allow for maximum solar passive design. Summer
sun will be unable enter the floor plan, and in winter will allow sun
to stream through and heat the floors.
